Posting Rules & Guidelines

Choose the section that best matches who you are and what you want to post.

Agents & Members

Florida Property Seekers is focused on Florida real estate, property ownership, relocation, and relevant property services. Posts should provide enough information for members to understand the topic without guessing.

  • Keep posts clearly connected to Florida property, real estate, ownership, relocation, or related services.
  • Include useful details instead of relying only on a link, image, or request for private messages.
  • Posts must be written in English so they can be clearly reviewed.
  • Misleading promotions, fake offers, vague lead collection, and unrelated advertising are not accepted.
  • Videos must include a written description explaining what the video is about.
  • Admins cannot watch every submitted video to determine its subject, so videos with little or no description may be declined.
  • Do not rely only on "DM me" or "message me" when useful public details can reasonably be included.
  • External links should support the post, not replace the basic information members need to understand it.
  • Posts whose main purpose is promoting another Facebook group, unrelated Page, profile, or unrelated community may be declined.
  • Do not repeatedly submit the same or substantially similar post.
  • Use Facebook's Post or Share to More Places feature carefully. Every group has different rules.
  • Mass cross-posted, unrelated, or repetitive content may be treated as spam.
  • Repeated rule violations may result in temporary suspension, posting restrictions, or removal from the group.
  • The property, service, or topic is not clearly connected to Florida.
  • A property listing lacks an address, nearby crossroads, city, or other useful location information.
  • The post requests private-message-only contact without enough useful public information.
  • A video is posted with little or no written description explaining its content.
  • The post appears fake, misleading, spammy, or too vague to understand.
  • The post is mainly designed to collect leads without providing useful information.
  • The same or substantially similar content has already been posted repeatedly.
  • The post is not written in English.
Posts with correctable issues may be updated and resubmitted. Clear, complete posts have the best chance of approval.

Florida real estate agents may submit properties for sale or rent, along with qualifying open houses.

  • Include the property address or nearby crossroads and clearly identify the Florida city or area.
  • Include useful property details. Price, property type, important features, and clear photos are strongly encouraged.
  • Agents may make one self-promotional or listing-related post per day. If you have multiple distinct active listings, you may post up to three unique property listings per day.
  • Do not repeatedly submit the same listing or substantially similar versions of the same post.
  • Submit open houses at least one day before the event and include date, time, address, and useful property information.
  • Agents remain responsible for brokerage, advertising, licensing, MLS, and other professional requirements that apply to their content.

Florida real estate agents may make one self-promotional or listing-related post per day. Agents with multiple distinct active listings may post up to three unique property listings per day.

  • Your daily post may promote your services, introduce yourself, share useful real estate information, or feature an active Florida property listing.
  • If you have multiple distinct active listings, you may post up to three unique property listings in one day.
  • Do not use the three-listing allowance to repeat the same property, substantially similar posts, or multiple versions of the same promotion.
  • Keep agent content useful, clear, professional, and relevant to Florida real estate.
  • All agent posts remain subject to the same completeness, spam, video, link, and group-review standards that apply throughout Florida Property Seekers.

Florida real estate related businesses and service providers may post relevant information, services, offers, advice, and other content that can be useful to the Florida Property Seekers community.

  • Vendor posts should remain relevant to Florida buyers, sellers, homeowners, agents, investors, relocation, property ownership, or related services.
  • Reasonable business promotion is allowed when the post provides enough information for members to understand what is being offered.
  • Posts considered off topic, excessive, repetitive, misleading, spammy, or of little benefit to the community may be removed at admin discretion.
  • Do not repeatedly submit the same or substantially similar promotion.
  • Do not use comments, unsolicited messages, tagging, or mass outreach to bypass the posting rules.
  • Florida Property Seekers is a community first, not simply an advertising board.

Verified Florida property-related businesses that support FPS will be considered for our Professional Directory and additional website visibility, providing added exposure outside Facebook. These benefits do not change Facebook posting or moderation.

A Note From The Admin

Hey all, it’s Wiley.

Welcome to Florida Property Seekers, and thanks for being part of the group and helping it continue to grow.

I created Florida Property Seekers and am the sole Admin/moderator of the Facebook group. What started as a Facebook community has grown into much more, to the point where I built the FloridaPropertySeekers.com website, this Group Guide, the directories, member tools, software features, and other systems to work alongside the group.

My job includes the day-to-day administration, moderation, content, website development, and ongoing technical work behind Florida Property Seekers. It’s important to me that members know this is just me. Florida Property Seekers is not a company, I do not have a staff, and I am not an employee or representative of Facebook.

I’m always looking for ways to make Florida Property Seekers more useful for buyers, sellers, homeowners, agents, vendors, investors, and anyone considering a move to Florida.
